Program Overview
The Home Performance with ENERGY STAR® Program offers a comprehensive energy audit (valued at $400) to residential customers, including mobile homeowners.
For just $100, a Building Performance Institute-certified (BPI) Home Energy Expert will evaluate your homes’ heating and cooling systems, insulation and windows, and conduct a blower door test to detect air leaks that could be costing you money and making your home uncomfortable. When you choose to invest in the recommended upgrades, you may qualify for a rebate to reduce the cost of installation. Based on predicted energy savings, your rebate could equal 75% of the costs up to a maximum of $7,500 per home!
Residential Washington Gas Customers
Additional rebates on high-efficiency natural gas boilers, furnaces and water heaters are now available to residential Maryland customers through our partnership with Washington Gas as part of the Home Performance with ENERGY STAR® program.

1. Schedule Audit
Step 1: Schedule a Home Performance with ENERGY STAR Audit
Your first step in the Home Performance with ENERGY STAR program is to schedule an audit with a Building Performance Institute Certified Home Energy Expert. During your home’s audit, the Home Energy Expert will evaluate your heating/cooling systems, insulation and windows, and conduct a blower door test to detect air leaks that could be costing you money and making your home uncomfortable. While in your home, the Home Energy Expert may install up to $150 in energy-saving products at no additional cost to you. Products that may be installed include:
- LED bulbs (up to 14 per household)
- Efficient faucet aerators
- Electric water heater pipe insulation
- Water-saving showerheads
To get started, find a participating contractor near you and schedule your home performance audit.
2. Make Improvements
Step 2: Invest in the Recommended Energy-Saving Improvements
The second step is to discuss the recommended improvements with your Home Energy Expert. As the homeowner, you will decide which improvements you want to make.
- Air sealing
- Duct sealing
- Insulation and windows
- HVAC equipment upgrades
Once you are ready to move forward with installing the energy savings measures, schedule the installation with a participating contractor. Once the measures have been installed, you will need a final audit to verify your energy savings and determine your rebate amount. Review the terms and conditions for your rebate amount here.
3. Get Your Rebate
Step 3: Conduct Your Final Audit and Receive Your Rebate
Congratulations on investing in energy-efficient improvements!
The final step of the Home Performance with ENERGY STAR program is to schedule the final audit to estimate the actual energy savings you can expect based on the improvements you made. Often this final audit is already included in the cost proposal by the Home Energy Expert who completed your improvements.
Once the final audit is completed, your Home Energy Expert will help you submit the application forms to receive the rebate for the energy savings improvements you installed in your home. Based on the estimated energy savings, your rebate could equal 75% of the costs up to a maximum of $7,500* per home.

If you choose to have natural gas equipment installed as a part of the program, you must use a Washington Gas participating contractor for installation of natural gas equipment to be eligible for a rebate. Qualifying natural gas equipment may still be eligible for rebate if installed no more than 30 days before your initial audit. Search for a Washington Gas participating contractor.
Eligible Natural Gas Measures
- Furnace Tier 2 ENERGY STAR certified and minimum 95.1% AFUE
- Boiler Tier 2 ENERGY STAR certified and minimum 95% AFUE
- Storage Water Heater Tier 2 ENERGY STAR certified and minimum UEF 0.69
- Tankless Water Heater Tier 2 ENERGY STAR certified and minimum UEF 0.89
